For most of the last decade, a new restaurant opening in Cherry Creek North meant one operator, one lease, one bet. That pattern broke this year. The neighborhood's next two building deliveries aren't bringing single tenants. They're bringing restaurant groups, plural, each one landing with two or three concepts under a single roof.
That shift changes how a resident should read the neighborhood's dining calendar for the rest of 2026 and into 2027. The question isn't "what's the next restaurant." It's "which building is about to become a destination."
The Building Bringing Two Restaurants in Phases
The Henry, the Colorado debut for Phoenix-based Fox Restaurant Concepts, has a confirmed opening date: December 16, at 201 Fillmore Street. Fox already runs North Italia and Flower Child in Cherry Creek, plus Culinary Dropout and Blanco Cocina + Cantina at the 9+CO development, so The Henry marks the group's 13th location nationwide rather than a first-time operator testing the market.
What makes 201 Fillmore worth watching isn't just the restaurant. It's the bar next to it. Hank's Neighborhood Bar, a spinoff concept Fox has never opened anywhere else, will occupy 4,039 square feet in the same building, including 1,465 square feet of patio, though it won't open until early 2027. One building, two concepts, staggered across year-end and early 2027. That staggering is the tell: Fox is building out a multi-room footprint and rolling it out in phases, the same playbook a national retailer uses when it commits to a corner rather than a single unit.
Chicago's Boka Plans Three Restaurants
Two blocks away, at 3250 East 2nd Avenue, the pattern repeats at a larger scale. Boka Restaurant Group, the Chicago hospitality company founded in 2002 by James Beard Award winners Rob Katz and Kevin Boehm, is making its first entry into Denver at the 2nd & Adams development. It has filed plans for three: an Italian concept called Picchi, a Mediterranean-leaning restaurant called Varda, and a rooftop bar and restaurant identified in project filings as 2nd & Adams Rooftop.
The chef behind all three is Brian Lockwood, a Boulder native whose résumé includes a stint as chef de cuisine at Frasca Food & Wine, time at the French Laundry, and a run at Eleven Madison Park during the years it held three Michelin stars and the number one spot on the World's 50 Best Restaurants list. He also consulted on the television series The Bear. That's not a résumé Cherry Creek North has landed before, and Boka isn't sending it to a single dining room. It's putting it across a ground floor restaurant, a second restaurant, and a rooftop, all in one 100,000-square-foot building that was roughly 92 percent leased before construction wrapped in early 2026.
No opening date has been announced for any of the three concepts. Given how far behind Boka's timeline sits relative to the building's completion, residents should expect the restaurants to trail the shell by a season or more, the same lag that separated The Henry's construction start from its now-confirmed December date.
Here's where the two building-scale arrivals stand as of this September:
| Concept | Group | Location | Status (Sept 2026) |
|---|---|---|---|
| The Henry | Fox Restaurant Concepts | 201 Fillmore St | Opens December 16, 2026 |
| Hank's Neighborhood Bar | Fox Restaurant Concepts | 201 Fillmore St | Targeted early 2027 |
| Picchi | Boka Restaurant Group | 3250 E 2nd Ave | No date announced |
| Varda | Boka Restaurant Group | 3250 E 2nd Ave | No date announced |
| 2nd & Adams Rooftop | Boka Restaurant Group | 3250 E 2nd Ave | No date announced |
The Local Chef Doing It the Old Way
Not every expansion in the neighborhood needed a new building. Chef Johnny Curiel, whose Alteño already runs inside the Clayton Hotel, didn't wait for a lease to open up somewhere new. Starting July 8, 2026, he opened Tequilería Alteño as a cantina and tequila bar pop-up inside the dining room and patio of Mar Bella Wine Bar, right next door. Same block, same building, no new address. It's the small-footprint version of what Fox and Boka are doing at scale: one operator, more than one room, expanding sideways into space that already exists rather than waiting on new construction.
The difference is speed. Curiel's pop-up was serving drinks within weeks of the decision. Fox has been building toward its December date since construction began at 201 Fillmore back in 2023. Boka has had restaurant space under its name since a 2025 announcement and still hasn't named an opening month.
What Anchors the Season While Everyone Waits
None of the multi-concept arrivals will be open for a Tuesday dinner this fall. That means the neighborhood's actual near-term rotation runs through what's already operating, some of it new this year, some of it holding ground for decades.
Already open in 2026:
- Uchiko, the Austin sushi concept from chef Tyson Cole, opened February 17 at 299 Fillmore Street
- Ash & Agave, a coastal Mexican concept from restaurateur Sean Huggard, opened in April in the former California Pizza Kitchen space inside the Cherry Creek Shopping Center
- Tequilería Alteño, the Curiel pop-up inside Mar Bella, running since July 8
And still holding the room they've held for years, Matsuhisa Denver operates a 7,800-square-foot dining room on the ground floor of the Steele Creek building, open nightly from 5 p.m., the same quiet Nobu presence it's had in the neighborhood for years now. None of that changes because two buildings are about to add five new concepts between them.
Why the Arrival Pattern Matters More Than Any Single Menu
The practical read for anyone who already lives here isn't which restaurant to try first. It's that the next wave of newness in Cherry Creek North is going to land in blocks, not drips. When The Henry opens in December, expect Hank's to be part of the conversation in early 2027. When Boka finally announces a date, expect it to cover three rooms at once rather than a single soft launch. A neighborhood that used to absorb one new restaurant announcement every few months is now absorbing entire buildings' worth of dining space in a single filing.
That's a different kind of change to track than a single opening date, and it's worth keeping in mind as The Henry's confirmed December opening approaches.
