Briargate Lost a Store and a Restaurant in April. Only the Store Has Been Replaced.

The east edge of The Promenade Shops at Briargate has been quiet since spring. The Container Store left its space at 1925 Briargate Parkway in April. L.L.Bean opens in the same space on Friday, Oct. 30, after a $2 million remodel.

The center's other April loss sits a few addresses away at 1805 Briargate Parkway. Biaggi's Ristorante Italiano closed for good on April 14. The building has no announced replacement, no announced demolition and no announced repair plan. Between Thursday, Oct. 22, and Friday, Oct. 30, the center gets a new restaurant and a new anchor-sized store. The new restaurant opens in a different suite, and the former Biaggi's building stays empty.

Nine Days on One Exit

For Pine Creek, The Promenade is the nearest lifestyle center. Pine Creek Golf Club sits east of I-25 off the Briargate Parkway exit, and the center is just off I-25 and Briargate Parkway. The busiest stretch the center has had this year runs over these nine days:

  1. Thursday, Oct. 22. Movies Under the Mountains shows "Hocus Pocus," the last film on the 2026 schedule. The series started Sept. 10. Pre-movie activities begin at 5 p.m. on the Pikes Peak Patio next to Ted's Montana Grill, with a cider and hot chocolate bar, according to The Gazette's Halloween listings.
  2. Saturday, Oct. 24. Boo at Briargate trick-or-treating runs from 3 to 5 p.m. and starts at the same patio.
  3. Tuesday, Oct. 27. Mendocino Farms opens at 1765 Briargate Parkway, Suite 807.
  4. Friday, Oct. 30. L.L.Bean is scheduled to open in the former Container Store space.

The movie and the trick-or-treating come back every year. The two openings stay after the season ends, and both are tied to what the center lost in April.

The Store Space Turned Over in Six Months

The Container Store's expected last day at Briargate was April 25, The Gazette reported in early April. In mid-September, KOAA reported that a company news release had set Oct. 30 as L.L.Bean's planned opening date at The Promenade. The store will be more than 13,000 square feet. It is L.L.Bean's second Colorado location, and the company was hiring about 40 full-time and part-time workers.

KOAA also reported that the store replaces The Container Store on the east edge of the center as part of a $2 million remodel, citing the Pikes Peak Regional Building Department. In the same story, L.L.Bean district manager Kenon Mitchell said, "With our second Colorado store, we're building on our presence in the state and creating a new way for people across the Colorado Springs area to experience L.L.Bean and spend more time outside."

From the late-April closing to the Oct. 30 opening is about six months, and in that time the space got a $2 million remodel and a new national tenant in time for holiday shopping. The center's own store page still marks L.L.Bean, at Suite 611, as "coming soon." Until the doors actually open, Oct. 30 is the scheduled date.

The New Restaurant Opens in a Different Suite

Mendocino Farms is the restaurant opening at The Promenade this year. It is not going into the Biaggi's building. It opens at 1765 Briargate Parkway, Suite 807, according to The Gazette. This is the chain's first Colorado Springs location and its fourth in Colorado.

The brand is a fast-casual sandwich, salad and soup concept founded in Southern California in 2005. It arrived in Colorado in May 2025 with a Cherry Creek location and added Denver's Highlands in March and 16th Street in May. Briargate is the first Mendocino Farms outside Denver. The Mendocino Farms new-store page also lists Oct. 27 and the Suite 807 address. The Gazette ran a correction on the opening date after the company's location list briefly showed an earlier opening.

A fast-casual counter does a different job than the sit-down Italian dinner Biaggi's served. With the Oct. 27 opening, The Promenade gains a lunch option. It does not get back the full-service dinner room it lost in April.

1805 Briargate Parkway Is Still Waiting

Biaggi's had been closed temporarily since November 2025 before the permanent closure on April 14, 2026. Restaurant officials cited "extensive and compounding" soil erosion and plumbing issues on the site, The Gazette reported.

Those problems explain why the restaurant space is on a different timeline than the Container Store space. L.L.Bean could start with a working shell and spend its $2 million on the interior. The trouble at 1805 Briargate Parkway was in the ground and the pipes, which is the kind of problem the next tenant or the owner has to fix before the building can be used. Six months after the closing, nobody has publicly named the next occupant.

The center is owned by Asana Partners. In September its director of leasing strategy, Lara Silversmith, told SpringsMag that the openings and expansions "reinforce The Shops as the region's premier lifestyle destination while giving guests even more reasons to shop, dine and gather throughout the year." The list of upcoming arrivals in that article included retailers and one restaurant, Mendocino Farms. It did not include anything for 1805.

What Else Is Still Coming

Mendocino Farms and L.L.Bean are the two Promenade arrivals with dates. Everything else promised for this year has a general timeframe and no specific day:

Tenant Location Status as of Oct. 22
L.L.Bean 1925 Briargate Pkwy, Suite 611 Scheduled to open Oct. 30
Mendocino Farms 1765 Briargate Pkwy, Suite 807 Scheduled to open Oct. 27
Apple Existing store Expanded space already open
Lululemon 1845 Briargate Pkwy, Suite 439 Expansion promised for Q4, no date
American Eagle Not yet posted Opening promised before year-end, no date
Kendra Scott Not yet posted Opening promised in 2026, no date
Former Biaggi's 1805 Briargate Pkwy No announced successor

The holiday calendar is also mostly unannounced. Visit Colorado Springs lists Santa's Cottage at The Promenade in Suite 415 next to Altar'd State, free of charge, with 2026 dates and times still listed as TBA. The center has not posted a tree-lighting date.

One seasonal program is already running. The center's Kids Winter Coat Drive with 4Colorado Kids runs through Nov. 13. Donations go to Brighton Collectibles at 1685 Briargate Parkway, Suite 317, or to the management office at 1885 Briargate Parkway, Suite 503.

The Pine Creek Errand Map, Updated

The Pine Creek Village Association describes the neighborhood as a 900-acre community built around its golf course and open space. Its everyday routines run through a short list of places, and some of those are covered in our look at how Pine Creek spends late August. By Oct. 30, two things will have changed at the nearest shopping center. A quick lunch counter will have opened at Suite 807 on Oct. 27, and an outdoor-gear and apparel store opens that Friday on the east edge where storage and organization products used to be.

What doesn't change is the dinner gap. The full-service Italian room at 1805 Briargate Parkway has been closed since November 2025, counting the months it was shut for repairs. Of everything The Promenade has announced so far, nothing goes into that building.
