If you drive past the Safeway Village strip at Vindicator and Rockrimmon Boulevard on your way to the Ute Valley trailhead, two of the storefronts you passed last summer are now under different names. Neither closure got a farewell post. Neither opening got a ribbon cutting. Both spaces changed hands turnkey, which is the interesting part.
This is a note for people who already live here and want to know what actually moved, what stayed, and what the same pattern is starting to say about the trail network on the other side of I-25.
Two Handoffs, One Block, Six Months Apart
Both restaurants that changed hands this year sit inside the same short run of Village Center Drive, both within walking distance of the Rockrimmon Branch Library at 832 and Wyatt's Pub at 806.

Two Mexican-and-Thai anchors, both handed off with fixtures in place, both to operators who were already running restaurants elsewhere in the region. That is not a coincidence about this strip. It is the operating economics of a neighborhood center anchored by a Safeway that reportedly draws steady weekday traffic from a Pikes Peak Library District branch averaging roughly a thousand visits a day.
802 Village Center: Miguel's Inherited a Kitchen
Miguel's Mexican Bar & Grill opened its third location in Colorado Springs at 802 Village Center Drive, taking over the space formerly occupied by Salsa on the Rock, and it was nearly a turnkey opening. The assistant manager told the Gazette the crew painted the dining room and cleaned the kitchen and the doors opened.
For residents, the practical read is short. The menu is a mirror of the other two Miguel's locations, which means the posole, the chile relleno under red sauce, the Big Bertha's Burrito, and the fajita burrito are the same dishes you would order at their other stores. Hours in Rockrimmon are 11 a.m. to 9 p.m. daily. If you were a Salsa on the Rock regular, the room is the same room. The menu is not.
805 Village Center: Nakhon Luang Kept the Furniture
The Thai handoff two doors down is the more interesting one because of how long the previous tenant had been there. Nakhon Luang Thai Kitchen replaced NaRai Thai Restaurant at 805 Village Center Drive after NaRai announced it would cease operations at that location after 18 years to consolidate to a single northern location, the newly opened White Lotus Cafe on Bass Pro Drive, while NaRai Siam Cuisine on Cheyenne Mountain Boulevard remains open.
The handoff itself is the story. NaRai's owner Jasmine Andrew was approached by incoming owners Badeebut "Lilly" Boonyapapong and her husband John Taylor, along with chef and co-owner Toui Phommalath, after they learned of NaRai's planned closing, and they made a turnkey deal that included furnishing and fixtures inside a quick month and a half, with a soft open and a grand opening planned for Feb. 5.
Two things worth noticing there. First, the deal moved in six weeks. Second, an 18-year Thai kitchen in this space was replaced by another Thai kitchen, not by the next-best-offer tenant. The category held. The operator changed.
What the Turnkey Pattern Tells You About This Strip
Two turnkey deals in one strip in one calendar year is small-sample. It is still a signal. Village Center Drive is functioning as a low-friction handoff market, where an operator with a working concept can walk into a space that already has a hood, a walk-in, seating, and a customer base that drove past it yesterday.
That has a few practical consequences for the people who live within a five-minute drive:
- The category mix is stickier than the tenant list. When a Thai kitchen leaves, another Thai kitchen fills it. When a Mexican kitchen leaves, another one takes the room. The menu you rely on for a Tuesday night is more likely to persist than the name on the door.
- Grand-opening promotions are quieter here. Turnkey operators inherit reservations, delivery-app listings, and last week's dinner rush. They do not need to buy attention.
- The strip runs on Safeway, the library, Wyatt's, Massage Envy at 742 and 750, and Village Center Veterinary Care at 710. That mix has held for years. The restaurant slots rotate around it.
If you have been noticing the same faces at the same tables and thinking the block feels the same as it did last July, that is because the block is engineered to feel that way. Only the kitchens changed.
The Same Question Is Now On the Trail
Cross Rockrimmon Boulevard and the same "keep what works, swap the piece that isn't" question is playing out on the trail side, at a much slower pace, in the 2026 Park System Master Plan.
Ute Valley Park is the reason a lot of people bought here in the first place. There are three parking areas associated with the trail system: the main entrance off Vindicator Drive with a restroom, an additional trailhead and restroom off South Rockrimmon Boulevard that connects to the Ute Valley Regional Trail, and the Tech Center trailhead with limited parking and no restroom. The Ute Valley Park Loop is about 3.4 miles, with a shorter 2.5 mile option. A popular stop is the Laramie Formation, a unique archway made up of large sandstone and rock formations, large enough to walk under.
Here is where it gets interesting for residents. Bike Colorado Springs has been tracking the connection between the Ute Valley network and Blodgett Peak Open Space west of I-25. A connection in this area navigating I-25 and the railroad tracks was identified as a priority trail project in the City's 2014 Parks Master Plan as part of the "Park to Peak Connector," a proposed tier one trail that would connect Academy through Palmer Park and Austin Bluffs open space, including the recently completed Ute Valley Regional Trail, and ending at Blodgett Peak Open Space, a vision that remains incomplete twelve years later as the replacement 2026 Park System Master Plan draft is expected later this year.
The advocacy group's math on why residents cut through where they cut through is worth reading in full. The existing legal trail alternative via the current network around Rockrimmon and Ute Valley is roughly 1.30 miles, nearly three times as far as an informal route, and still requires crossing both Rockrimmon and Mark Dabling; a route along North Rockrimmon Boulevard is about 0.80 miles but requires two crossings of Rockrimmon; the shortest viable westbound option along South Rockrimmon Boulevard is about 0.76 miles.
Translated for anyone who has ever pushed a bike over the tracks toward Blodgett: the reason the current legal route feels like a detour is because it is roughly three times longer than the informal one. A Loop That Uses Both Sides of the Boulevard
Because the whole point of living here is that the strip and the ridge are ten minutes apart, a real summer weekend uses both. A working version, starting from the Vindicator lot:
- Park at Vindicator, take the loop clockwise, save Rattlesnake Ridge for the descent. Rattlesnake Ridge heading north at the end leads back to the parking area and finishes with a view of Colorado Springs, Pikes Peak, Garden of the Gods, and the eastern plains.
- Watch for the Laramie Formation arch on the return leg near the parking lot.
- Drive four minutes east to Village Center Drive. Miguel's at 802 for a late lunch, or Nakhon Luang at 805 if the day calls for tom kha. Wyatt's at 806 if you want a beer on the patio instead.
- If Vindicator is full when you arrive, use the South Rockrimmon Boulevard trailhead. It is signed and has a restroom. The HP/Tech Center lot is a backup if both fill.
A note on the ridge itself. Due to the thick woods and tall grasses, keep an eye out for snakes in the summertime. Keep dogs on leash to protect wildlife habitat. The park's Friends group is direct about the leash rule and the pack-in, pack-out expectation. Both are worth honoring if you want the trail to keep looking the way it looks now.
The Neighborhood Read
The through-line between the two sides of the boulevard is the same. When something works in Rockrimmon, the community keeps the working part and swaps out what does not. A Thai kitchen with an 18-year lease got replaced by another Thai kitchen in six weeks. A tier-one trail connector from a 2014 plan is being carried into the 2026 plan because the underlying route still makes sense, even if the crossing does not.
For a resident, that is a stable set of amenities changing hands quietly, which is a good thing for property values, weekend routines, and the general question of whether the neighborhood you moved into is still the neighborhood you live in.
